I’m ready to move from floor plans to a fully-realized modern-luxury farmhouse and need a seasoned interior designer to carry the vision through every corner of the property. The project spans roughly 7,344 SF in the main, five-bedroom residence plus a 1,255 SF pool house and expansive pool deck. Those areas—entire house, pool house, and outdoor living zones—are my top priority for the concept.
I want a cohesive aesthetic that effortlessly blends high-end comfort with farmhouse warmth. That means space planning, furniture layouts, millwork details, flooring, countertops, backsplashes, hardware, decorative lighting, paint and wallcoverings, plus an exterior palette that ties the architecture, landscape, pool, and hardscape together. All selections must be family-friendly, durable, and—because I’m in the United States—fully compliant with applicable codes, especially for building materials, finishes, and anything in or around the pool area.
I work best with designers who communicate visually, so mood boards, 3D renders (SketchUp, Revit, or similar), and finalized specification sheets will be essential checkpoints. If you’re US-based (I need that for code compliance) and have a portfolio of high-end residential work, I’d love to review it.
Deliverables
• Complete design concept narrative and mood boards
• Scaled floor plans with furniture layouts
• 3D visualizations/renderings of interior key spaces
• Finish, material, and fixture schedules with code notes
• Exterior (including facade material ) and landscape palette coordination package
• Final FF&E specification book, ready for purchasing and contractor hand-off
