EV Charging Station + Cafe — Architectural Design Brief
Site Overview
• Quadrilateral plot bounded by Pt5–Pt4–Pt3–Pt6, fronting two separate 9m-wide roads (one along Pt14 side, one along Pt9-Pt10-Pt11 side) — a through/double-frontage plot
• Approximate side lengths: Pt5–Pt4: 12.0m | Pt4–Pt3: 13.7m | Pt3–Pt6: 12.5m | Pt6–Pt5: 9.7m
• Additional internal/diagonal reference distances noted on survey: 16.1m and 17.5m — freelancer to confirm exact plot geometry against the stakeout survey/coordinates before finalizing layout
• Double road frontage is a design advantage: separate entry/exit for vehicles, or one road for charging bay access and the other for cafe customer parking/walk-in
Project Brief
Design a two-purpose facility: EV charging station (ground floor) + cafe (can be ground or first floor, freelancer to advise based on plot shape and visibility).
Functional Program
EV Charging Zone
• Charging bays for DC fast chargers (2x180kW or 2x80kW depending on final station spec — confirm with client)
• Clear vehicle circulation: entry, charging bay approach, exit — using the double road frontage for one-way flow if possible
• Driver waiting/lounge area (can overlap with cafe seating)
• Electrical room/transformer + DU (distribution unit) area — needs to be close to charger positions, adequately ventilated
• Restroom (customer-facing)
Cafe
• Seating area (indoor + optional outdoor/covered seating facing road)
• Kitchen/prep area
• Counter/billing area
• Could be positioned on first floor (G+1) for road visibility and to free up ground floor for charging bay maneuvering — freelancer to propose best massing
Sustainability
• Rooftop solar provision (target ~20kW, confirm with client) — structural allowance needed on roof/first floor slab
• Rainwater harvesting provision (recommended for KA compliance)
Site Constraints & Considerations
• Confirm setback requirements per local municipal/BESCOM norms for corner/through plots
• Vehicle turning radius for cars/small trucks accessing DC fast chargers — plan bay width and approach accordingly
• HT electrical connection and transformer placement — coordinate with electrical contractor (500kVA sanctioned load if applicable)
• Signage/visibility from both road frontages
Deliverables Requested from Freelancer
• Concept site plan showing charging bay layout, cafe zone, circulation, parking
• Floor plans (ground floor + first floor if G+1)
• Elevations (at least front views from both road frontages)
• 3D render/visualization (optional but preferred for client presentation)
• Structural provision notes for rooftop solar
• Estimated built-up area and cost-per-sqft ballpark
Notes for Freelancer
• Client to confirm final charger count/capacity before layout is locked
• Plot dimensions to be verified on-site against the stakeout survey before design finalization
• Design should allow phased construction if needed (Phase 1: charging infra + basic structure; Phase 2: cafe fit-out)
