Commercial Office Building Design

I need a complete architectural scheme for a modest-scale commercial office building, limited to one or two storeys. The goal is to create an efficient, modern workspace that maximises usable area, welcomes plenty of natural light and supports future tenant flexibility.

Site information, zoning data and a rough footprint will be shared once we begin; I’m happy to refine the concept with you, but the final package must be ready for a local engineer to take straight into permitting.

Deliverables
• Conceptual massing and site layout
• Fully dimensioned floor plans, elevations and sections
• 3D model in Revit or SketchUp plus at least three high-quality renders
• Outline structural and MEP coordination notes (enough for consultants to build on)
• A brief design rationale explaining code compliance and sustainability choices

PDF sheets and the editable CAD/BIM files are both required. Please mention similar low-rise office projects you’ve completed and your preferred software in your proposal, along with an estimated turnaround time for the first concept.
