Good Neighbor Design is a growing residential design and construction company looking for a **California Licensed Architect** to work with our team on residential projects throughout Southern California.

Our primary work consists of **Accessory Dwelling Units (ADUs), room additions, residential remodels, and new spec homes**.

This is a design-focused position. Our construction team handles the majority of the fieldwork so you can focus on developing accurate, professional, permit-ready plan sets.

## How Our Process Works

Our team will perform the initial site visit and provide you with the project information needed to begin the plans.

We will typically provide:

- Existing property and home measurements
- Photos and documentation of existing conditions
- Property and site information
- Proposed floor plan and desired layout
- Client scope and project requirements
- Preliminary design direction
- Field verification information gathered by our team

You will take that information and develop the project into a complete residential drawing set that can be coordinated with our structural engineer and other consultants.

We are **not looking for someone who needs to perform every site visit or start every project from scratch**. Our goal is to build an efficient system where our construction and design team gathers the field information and establishes the layout, then works with you to turn that information into professional construction documents.

## Responsibilities

The architect will be responsible for preparing and coordinating residential plan sets, including items such as:

- Existing and proposed floor plans
- Dimensioned floor plans
- Site plans
- Roof plans
- Exterior elevations
- Building sections
- Door and window schedules
- Reflected ceiling plans when required
- Construction notes and details
- California residential code requirements
- Fire separation and setback requirements
- ADU code requirements
- Room addition plans
- New residential construction documents
- Coordination with structural engineering
- Coordination with Title 24 and other consultants when required
- Incorporating structural engineer drawings and comments
- Responding to plan-check corrections
- Revising drawings through permit approval

Our structural engineer will handle structural calculations and engineering design. You will work with our team and engineer to make sure the architectural and structural drawings coordinate correctly.
