I am looking for a creative and experienced architect to design a modern G+1 duplex building (2-in-1 structure) on a plot slightly over 400 sqm. I will provide an AutoCAD (.DWG) file containing the plot boundaries, orientation, and access road alignment.
The goal is to design two distinct, independent residential units within a single structure, ensuring privacy, optimal site usage, and clean functionality. The architect will advise on the best building configuration—side-by-side units or stacked floor-by-floor units—based on plot dimensions, orientation, and setbacks.
Key Requirements & Constraints:
1. Building Configuration & Orientation:
a. Evaluate the ~400 sqm site and recommend whether a side-by-side or stacked (one above the other) layout offers better privacy, access, light, and parking distribution.
b. Provide separate, independent entrances for each unit.
2. Unit Layout Requirements (Per House/Apartment):
a. 4 Bedrooms:
- 1 Master Bedroom (with ensuite bathroom).
- 1 Guest Bedroom (with ensuite bathroom).
- 2 Additional Bedrooms (sharing 1 full bathroom/shower).
b. Living & Service Spaces: Living room, dining area, kitchen, and storage room/pantry.
c. Creative Space Optimization: Open to innovative additions if space permits (e.g., small office nook, laundry space, covered terrace/balcony, or utility areas).
3. Site Planning, Setbacks & Parking:
a. Setbacks: Maintain at least 2m side/rear setbacks and approximately 5m front setback from the access road.
b. Parking & Landscape: Accommodate dedicated parking spaces for both units and integrate basic landscape/outdoor garden layouts.
4. Design Workflow & Phases:
a. Phase 1 (Layout Approval): Present initial schematic floor plans (Ground, First Floor, and Roof plan) for review and approval.
b. Phase 2 (3D & Facade Design): Upon layout approval, develop the external architectural facade, cladding, material choices, and 3D visual renderings.
Deliverables:
1. 2D Architectural Drawing Set (PDF & CAD):
a. Site plan showing setbacks, parking layout, access, and landscaping.
b. Fully dimensioned floor plans (Ground Floor, First Floor, Roof Plan).
c. Key building elevations and cross-sections.
2. Native Revit File (.RVT):
a. A clean, structured, and well-organized Revit BIM model.
b. Views, elevations, and sections set up on sheets so a local architect can seamlessly take over for detailed technical and permitting drawings without extensive reworking.
3. 3D Visualizations & Renderings:
a. High-resolution exterior 3D rendered views showing facade materials, cladding options, lighting, and overall curb appeal.
Required Skills & Qualifications:
1. Strong architectural design background with a focus on high-density residential/duplex planning.
2. Deep knowledge of space efficiency, privacy planning, and site ergonomics.
3. Advanced proficiency in Autodesk Revit (clean BIM setup) and 3D rendering tools (Enscape, Lumion, V-Ray, or similar).
