Traditional Semi-Detached Extension Plans

I’m ready to commission detailed architectural drawings for a two-part, brick-built extension that keeps the traditional character of my UK semi. On the side, I need a full two-storey build that projects 2.7 m while still preserving a 0.8 m external walkway. To the rear, I want a single-storey projection of 3 m.

Inside, the ground floor must open into a wider entryway with proper hanging space for coats and bags, flow into a utility room with storage, and include a playroom. The first floor should re-work the layout so the master gains a dressing area, the existing bedrooms grow in size, and we add a comfortable guest bedroom. All layouts, elevations, and details should align with a traditional aesthetic and use brick externally so the extension knits seamlessly into the original house.

Deliverables I expect:
• Scaled floor plans, elevations, and sections suitable for UK planning submission and building-control review
• A simple 3D visual or two to confirm massing and brick detailing
• A brief materials schedule highlighting brick type and any matching roof finishes

Please factor in any structural notes you feel are essential at this stage, but there’s no need for full calculations yet; I mainly need clear, buildable drawings that will satisfy planning and allow me to obtain accurate builder quotes.
