I already own a complete set of house plans, but before I break ground in Tennessee they need two things: a small layout tweak and a professional engineering seal valid for the state.

The tweak is straightforward. I’m re-thinking one section of the bedroom wing: one of the full bathrooms will be removed so I can reclaim that square footage for closet/storage space and improve the flow into the adjacent bedroom. No other structural elements change, but the drawings must clearly show the revised walls, door swings, updated plumbing lines capped or rerouted, and the new closet configuration. Once that is reflected, I need the full set—floor plans, elevations, any affected framing or MEP sheets—reviewed and stamped by a Tennessee-licensed structural engineer.

Deliverables
• Updated construction-ready PDFs and CAD of the modified plans
• Tennessee engineer’s seal and signature on each sheet that requires it
• A brief change log outlining what was modified for easy reference by the county inspector
