Structural Design & Detailed Working Drawings for G+5 Residential Project

I need a full structural design package for a new G + 5 residential building. The scope covers every major element—shallow foundation, columns and beams throughout all floors, plus the roof structure. All calculations, details, and schedules must comply with our local building codes; please reflect every clause that governs load combinations, reinforcement cover, concrete strength, and steel grade.
Deliverables I expect:
• Fully detailed working drawings in CAD (DWG + PDF) for foundations, floor framing, columns, beam schedules, slab and roof framing plans, sections, and connection details.
• Bar-bending schedules and a concise material take-off for concrete and reinforcement.
• A short design brief explaining assumptions, software used, and code references so the approving engineer can trace each step.
All drawings must be layered and scaled properly so they drop straight into the architect’s set without rework. Naming conventions should follow floor level and grid references we provide. I will share the architectural CAD files and soil report once we start; coordinate with those to keep column grids and footing sizes consistent.
Completion timeline and any phased submissions are flexible as long as I receive the foundation drawings first for site mobilisation. Let me know your preferred structural software and the format of your calculation sheets so everything stays transparent for both review and future revisions.
We are seeking a qualified, licensed Structural Engineer / Engineering Consultancy to provide end-to-end structural analysis, design, and detailed construction drawings for a G+5 (Ground + 5 upper floors) residential building situated on a 25 ft × 90 ft (2,250 sq. ft.) plot.
The site configuration features a narrow aspect ratio (25 ft frontage), requiring careful lateral load analysis (wind and seismic) and column/shear wall layout optimization to balance structural rigidity with parking and residential floor clearances.
Project Specifications:
Plot Size: 25’-0” × 90’-0” (~250 sq. yards / 2,250 sq. ft.)
Configuration: G + 5 Floors (Ground Stilt/Parking + 5 Typical Residential Floors)
Structure Type: Cast-in-place RCC Framed Structure
Architectural Plan: Floor plans, elevations, and tentative column grid available upon shortlisting
Design Standards: Relevant National/Local Building Codes (e.g., IS 456, IS 1893, IS 13920 for ductile detailing, or regional equivalent)
Scope of Work & Deliverables:
Structural Analysis & 3D Modeling:
Full dynamic analysis using ETABS, STAAD.Pro, or equivalent.
Dead, live, wind, and seismic load compliance.
Soft-story mitigation analysis for ground-floor stilt parking.
Substructure Design:
Foundation layout and design (isolated, combined, or raft based on provided soil report).
Plinth beam framing, grade slab details, and waterproofing sump/pit layouts.
Superstructure Working Drawings (GFC - Good for Construction):
Column layout, orientations, schedule, and reinforcement details.
Floor framing beam layouts and schedules for all levels.
Slab reinforcement detailing (typical and non-typical floors).
RCC staircase and elevator shaft core structural detailing.
Overhead and underground water tank designs.
Documentation & Compliance:
Structural calculation report and design brief.
Bar Bending Schedule (BBS) and structural steel/concrete material quantity estimation (BOQ).
Signed and stamped Structural Stability Certificate for local municipal approval.
Periodic site clearance/RFI support during footing and critical slab casting.
Requirements & Qualifications:
Bachelor's or Master’s in Structural Engineering.
Valid municipal license / Chartered/PE certification.
Demonstrable portfolio of completed G+4 to G+10 residential projects on narrow urban plots.
Proficiency in delivering standard AutoCAD DWG and PDF construction sets.
Submission Guidelines:
Interested consultants, please submit your proposal with:
Company profile/credentials and proof of licensure.
Indicative fee schedule and delivery timeline (milestone-based).
2–3 portfolio samples of similar mid-rise/narrow-lot residential designs.
