Room Addition Plan Drafting

I’m expanding my home with a wood-framed addition in the 100–300 sq ft range and need a full drawing package ready for permit submission. You’ll start from my basic sketches and lot survey and turn them into precise, code-compliant documents that clearly show how the new room ties into the existing structure.

Core tasks include producing a scaled site plan that captures setbacks, utility runs, grading, and drainage, then detailing the new footprint with accurate floor, roof, and foundation information. Because the shell will be wood, I’ll also need framing notes, lumber sizes, connection details, and any shear or hold-down requirements called for by local code. Where relevant, note electrical outlets, lighting, and HVAC supply/return points so inspectors have a complete picture.

Deliverables (PDF + editable DWG or equivalent):
• Site plan with property lines, setbacks, utilities, and contours
• Dimensioned floor plan of the addition showing door/window schedules
• Exterior elevations and at least one building section tying old to new
• Foundation, roof, and framing plans with structural notes
• Brief material and fastening schedule focused on wood construction

Please base all drawings on the 2021 IRC (or advise if another code cycle applies) and layer everything cleanly for easy plan checker review. I’m available for quick walkthroughs via Zoom and will provide photos and any missing measurements you request.
