I have several real-estate deals moving toward contract and I need an OSINT professional to run a deep-dive risk assessment before any money changes hands. Your brief is to investigate each property and the people behind it, then deliver a concise, evidence-based report that tells me whether to proceed, renegotiate, or walk away.
Scope
• Buyer/Seller legitimacy – confirm identities, past business activity, litigation history, financial red flags, sanctions, or adverse media.
• Property history – surface prior ownership, liens, zoning issues, environmental concerns, permits, and any undisclosed events that could affect value or legality.
• Legal compliance – verify that all documents, registrations, and regulatory obligations are in order for the jurisdiction involved.
Methodology
I expect you to lean on open-source intelligence techniques—corporate records searches, court databases, media archives, satellite imagery when relevant, and social media footprint checks—to corroborate every finding. Where GEOINT adds value (e.g., recent construction visible on imagery or neighborhood risk indicators), include it.
Deliverables
1. A written risk report for each transaction, clearly separating confirmed facts from hypotheses.
2. A one-page executive summary highlighting deal-breaker issues, if any.
3. A citations appendix listing every source link or document consulted (so I can verify).
Acceptance Criteria
• All three focus areas above must be addressed with supporting evidence.
• Sources must be current (≤90 days old where possible) or clearly marked historic.
• No unverifiable claims—every risk call must trace to at least one documented source.
Turnaround for the first property is five business days; subsequent ones can follow in a rolling schedule we’ll agree on. If this fits your skill set, tell me how you’ll tackle the assignment and share a sample page (with sensitive data redacted) from a past due-diligence report.
