Modern Creative Survival SMP Setup

I’m building a Survival SMP that greets players with sleek, modern-style architecture and lets them slip into Creative Mode only where it makes sense. Here’s what I need from you:

• Modern-themed structures: a striking spawn, a compact shopping district, communal farms and any extra landmark you feel will give the world instant personality. Original builds are preferred; schematics are fine as long as they’re yours and include any WorldEdit files for future tweaks.
• Controlled Creative experience: configure regions or a lightweight permission system so players can toggle into Creative Mode inside the designated build zones while everything else stays true Survival. WorldGuard, LuckPerms, or another reliable method is welcome—just keep it grief-proof and balanced.
• Handover package: the world save (or schematic set), plugin/config folders, and a short install guide so I can drop everything straight onto my Paper server without hunting down dependencies.
