Barndominium Concept – Current Requirements

• Looking for 2–4 genuinely different concept floor-plan options to compare.
• Each concept should include both the first- and second-floor layouts.
• The 2–4 concepts should explore meaningfully different arrangements, not just minor variations of the same plan.
• Include basic room dimensions.
• No 3D renderings needed at this stage.
• No permit drawings, engineering, structural calculations, or construction documents are needed at this stage.
• Inside/buildable dimensions: 35' wide × 63' long.
• The 35' wall is the front/lake side.
• Living spaces on either floor can use, but do not need to use, the full 63' length.
• First-floor ceiling: 12'.
• Second-floor ceiling: 8'.
• Two 9' wide × 10' high garage doors on the 35' front wall.
• Maximize garage/shop space on the first floor as much as possible.
• First floor needs a compact 1-bedroom living area.
• Prefer the first-floor living area along the right side when facing the building from the front.
• First-floor living area needs a small kitchen and living area.
• First floor needs one bathroom.
• First-floor bathroom does not need to be attached to the bedroom.
• First-floor bathroom should be conveniently accessible from both the living area and garage/shop, without going through the bedroom.
• Include a straight staircase approximately 48" wide.
• Staircase should be completely inside the building.
• Prefer the staircase along the right side.
• Stairs to the second floor must be accessible from the front of the building from both inside and outside.
• Provide enough space at the top of the stairs to maneuver a king-size mattress and large furniture.
• Provide a 5' × 5' shaft to accommodate a possible future elevator. An elevator is not required now.
• Second floor needs 3 bedrooms.
• Each second-floor bedroom must have its own private bathroom.
• Ensuite bathrooms can be compact.
• Showers only; tubs are not necessary.
• Include an additional bathroom/laundry room on the second floor.
• Second-floor kitchen, dining and living areas should all be at the front/lake side.
• Second-floor kitchen can be relatively small.
• Include a kitchen island if practical.
• Add a 10' deep deck across the second-floor front/lake side.
• The main building roof should extend over the deck, creating a covered deck.
• Second-floor 35' front wall above the garage doors should be mostly glass.
• Include a sliding glass door from the second-floor living area onto the deck.
• Use large windows/glass across the remainder of the second-floor front wall.
• Use 36" doors throughout wherever practical.
• Minimize unnecessary hallways and wasted space.
• Group plumbing where practical to reduce construction costs.
• Keep the structure and wall arrangement simple and economical to build.
• I am open to a completely different room arrangement if it creates a better layout or increases garage/shop space..
