I have just taken possession of a 3-bedroom flat and want every corner to feel fresh, functional, and distinctly modern. My goal is personal enjoyment, so the design must suit day-to-day living while still feeling like a showcase apartment.
Scope
• Complete concept and space planning for the living room, kitchen, and all three bedrooms, plus circulation areas and balconies where relevant.
• A cohesive modern theme that balances clean lines with warm, comfortable touches. Natural light, smart storage, and durable finishes are priorities.
What I expect
1. Two or three initial mood boards that capture colour palette, materials, and key furniture ideas.
2. Scaled floor plans and furniture layouts (AutoCAD or equivalent).
3. High-quality 3D and 2D visualisations or walkthroughs (SketchUp/3ds Max with V-Ray or similar) so I can “walk” the space before we build.
4. Detailed working drawings: electrical, lighting, false ceiling, plumbing points for the kitchen, and wardrobe internals.
5. A consolidated material and fixture schedule with brand/model suggestions that are locally available.
6. Three revision cycle after seeing the full set of renders and drawings.
Acceptance
• Layouts must comply with existing structural walls and building regulations.
• Renders should match approved mood board in styling, colours, and proportions.
• All drawings supplied in both editable (DWG/SKP/MAX) and PDF formats.
Timeline and communication
I’m ready to start immediately and would like the concept phase wrapped up within two weeks, with the remaining documentation delivered over the following fortnight. I stay available on Zoom or Google Meet for quick design decisions and will respond to messages within 24 hours.
