Irish Planning Permission – Complete Application Preparation for Garage Conversion & Additional Garage

I am looking for an architect, architectural technician, planning consultant, or suitably qualified professional with proven knowledge and experience of preparing residential planning applications in Ireland.\n\nYou can be based anywhere in the world. Location is not important to me. Knowledge and experience of the Irish planning system is essential.\n\nI have already established that planning permission is required for my proposed works.\n\nThe project involves:\n\n* Conversion of an existing garage as part of the proposed residential works.\n* Construction of an additional garage.\n* Any associated external or internal alterations that form part of the proposal.\n\nWhat I need from you:\n\nI am not looking for someone simply to produce drawings that I specify.\n\nI want you to take responsibility for determining everything that is required to prepare a complete and submission-ready planning application for this project.\n\nYou are expected to use your professional knowledge and experience of the Irish planning system to determine what is required.\n\nThis includes, where applicable:\n\n* Reviewing the property and my proposed development.\n* Advising me on the planning requirements that apply to the proposal.\n* Identifying all drawings, plans, forms, supporting documents and information required for the planning application.\n* Identifying any planning issues or potential problems with the proposal.\n* Preparing the complete set of architectural/planning drawings required.\n* Preparing site/location plans and proposed site layouts.\n* Preparing existing and proposed floor plans.\n* Preparing existing and proposed elevations.\n* Preparing sections and other drawings where required.\n* Preparing any other supporting documentation that is reasonably required for the application.\n* Checking the application package for consistency and completeness.\n* Making sure the drawings and documents are suitable for submission to the relevant Irish planning authority.\n* Advising me if any information, measurements, photographs or other material is required from me.\n* Making any reasonable revisions necessary to produce the final submission-ready package.\n\nImportant:\n\nI will submit the planning application myself. You do not need to submit the application on my behalf. However, I expect you to prepare everything that I need in order to make the submission myself. \n\nI
