Biodiversity Enhancement Plan

I need a concise biodiversity enhancement plan that will satisfy Runnymede Borough Council’s planning condition for a single-dwelling new build. The emphasis is on keeping things clear, practical and, above all, simple so the document can be submitted without triggering further queries.

Scope of the plan
• Planting native species – focus on native shrubs and a seasonal mix of wildflowers that provide year-round food and cover.
• Creating wildlife habitats – include discrete bird-nesting sites as well as small-scale bat roosts and a couple of stacked-log or beehive features. I am not looking to add ponds or elaborate water elements unless you feel a modest rain-garden swale would add measurable biodiversity value without complicating maintenance.

What the finished work should contain
1. A brief written rationale (no more than two pages) that references current Biodiversity Net Gain guidance and Runnymede’s own SPD.
2. A simple annotated site layout (PDF is fine; AutoCAD or GIS source appreciated if you already work that way) showing the positions of plantings and habitat features.
3. A plant and materials schedule listing the chosen native shrubs and wildflower mixes, quantities and sourcing.
4. A light-touch maintenance table covering the first five years so the council can see long-term viability.

Acceptance criteria
• All proposed species are native to Surrey.
• The plan clearly demonstrates a net gain in biodiversity without exceeding normal domestic-garden upkeep.
• Document is ready to upload to the council portal with no redactions or extra editing required.
