Architectural and structural plans

I have a fully-dimensioned set of detailed design drawings (8.5 m × 6 m footprint, 4 m clear height) and now need an itemised cost study that covers every trade involved in erecting the first-storey shell while founding for a future second storey.

Scope you will price
• Earthworks: 1 m excavation, cart-away and backfill.
• Reinforced concrete foundations sized for two storeys, plus ground-floor flat slab.
• Superstructure to roof level in concrete bricks.
• Spray-foam thermal insulation to slab edge, walls and roof.
• Complete MEP fit-out: split ducted air-conditioning, electrical wiring, plumbing, water-supply, telecommunications conduits and terminations.
• General preliminaries, labour, plant, overheads and reasonable contingency.

What I expect back
1. A Bill of Quantities in Excel, clearly broken down by work section with units, quantities, unit rates and line totals.
2. A brief assumptions & methodology note explaining material grades (concrete mix, reinforcement ratios, insulation thickness, HVAC capacity, cable sizes, etc.) and local price sources.
3. A one-page summary highlighting total construction cost, percentage share per trade, and any obvious cost-saving opportunities.

Please base your figures on current market rates in the project location (I will confirm locale on award) and flag any data gaps you require before pricing. Files are attached for reference; let me know if clarification is needed so the estimate lands accurate the first time.
