100-Acre Urban Design Masterplan

I have a 100-acre greenfield parcel that needs to be transformed into a fully zoned, construction-ready master-planned community. The programme combines a mixed-housing residential neighbourhood, a hospital campus, a K-12 school, agriculture fields with a chicken farm, and a solar plant, all tied together by an efficient road network, shared green corridors and utility infrastructure.

Scope
The brief goes beyond a conceptual massing study; I need complete BIM-based documentation that can move straight into permitting and tender. Residential areas are my top priority, and they must blend 3 high rise singapore style 16 floor buildings while leaving space for community amenities, parking and future expansion. Every other zone (hospital, school, farm, solar) should be laid out with enough detail to lock in footprints, circulation and service access so they can be advanced later without re-work.

Preferred workflow
Testfit or other similar tool for BIM, with clean DWG exports for civil consultants, and presentation-ready renders via Lumion, Enscape or similar. If you lean on Rhino or SketchUp for early massing, that’s fine as long as the final package lands in an editable BIM format.

Deliverables
• Overall zoning and land-use plan (PDF, DWG, RVT/PLA)
• Fully modelled 3D masterplan covering all 100 acres
• Construction-ready drawing set for the residential zone: grading, floor plans, elevations, sections, structural grid, MEP placeholders and material schedules
• Dimensioned schematic sheets for hospital, school, agriculture/chicken farm and solar plant blocks
• Phasing, road hierarchy, drainage and utility layout plans
• High-resolution renders and a walkthrough animation for stakeholder presentations
• Summary bill of quantities for the residential build phase

Acceptance
Files must open without missing references, follow standard sheet sizes, use consistent layer/naming conventions and respect local building codes. I will review in two rounds: first for zoning and massing, then for detailed construction sheets.
