I am ready to commission a full lighting concept for a 12,000 sq ft villa that covers every corner of the property—interior rooms, circulation zones, façade features, landscaping, and pool areas. The look I want is clean, contemporary, and visually quiet: architectural lines emphasized with balanced layers of ambient, task, and subtle accent light, all driven by simple wall switches and dimmers rather than a complex smart-home system.

Your scope begins with reviewing the architectural drawings and any photos or 3-D models I supply. From there, I expect a coordinated lighting plan that specifies fixture locations, beam spreads, mounting details, and electrical loads; a schedule that names brands or equivalent performance levels; and clear circuiting notes showing how each zone will tie back to conventional dimming controls. Please use industry-standard software—AutoCAD or Revit for plans and something like DIALux or AGi32 for photometrics—so contractors can work directly from your files.

To be sure the design performs as drawn, include night-time renderings or lux-level calculations for representative spaces indoors and key exterior scenes. We will walk through one round of revisions after I review the draft set.

Deliverables
• PDF and native CAD/Revit files of the reflected ceiling and site plans
• Fixture and load schedule in XLS or similar format
• Photometric visuals or calculation reports for sample areas
• Final presentation deck summarizing concept and control intent

The project starts as soon as you confirm availability; I would like the first full draft within three weeks. If this timeline is realistic for you, let me know and feel free to share a brief portfolio of similarly scaled residential work.
