My real-estate portal amrinproperties.com needs a focused round of improvements. The immediate priority is page-load speed; every test shows noticeable delays on desktop, mobile, and tablet, so I want assets, queries, and build processes tightened until the first meaningful paint feels snappy across all devices.

While you are inside the codebase, I also need you to hunt down a WebP issue—certain images simply refuse to display. Identify the root cause, whether it is formatting, headers, or a Next.js image component misconfiguration, and restore proper rendering.

Beyond performance, a few visual and functional tweaks are queued:
• Wire up an email-subscribe feature that stores sign-ups safely.
• Swap in my new colour palette and logo site-wide.
• Strip the distracting home-page animations that no longer serve the UX.
• Run a light audit on remaining features and flag anything broken or outdated.

The stack is multifaceted—PHP 8.3.35, Laravel 12.25.0, Node.js v22.18.0, Next.js 16.2.4, and MySQL 8 (utf8mb4_0900_ai_ci). The repo sits on GitHub and deploys to Hostinger, so you will need confidence with CICD in that environment.
