Vacation-Rental Bookkeeping Assistance

Title: Bookkeeper or Accountant Needed for One Vacation-Rental Property

I am seeking an experienced bookkeeper, CPA, or Chartered Accountant to prepare rental bookkeeping statements for one vacation-rental property in Florida.

This is a simple and straightforward project. The property has no other business income. All rental income comes from booking platforms such as Airbnb, Vrbo, and Booking.com.

The main expenses are:

- Housekeeping
- Landscaping
- Monthly mortgage payments
- Property maintenance and repairs
- Utilities, insurance, taxes, and other basic property expenses

Periods required:

- January 1–December 31, 2024
- January 1–December 31, 2025
- January 1–August 31, 2026

I will provide:

- Bank statements
- Airbnb, Vrbo, and Booking.com records
- Available receipts and expense information

Required deliverables:

1. A rental income-and-expense statement for each period.
2. A simple categorized transaction spreadsheet.
3. Reconciliation of booking-platform income with bank deposits.
4. A short list of any transactions requiring clarification.
5. Final reports in Excel and PDF.

Please note: Mortgage payments should be listed separately so the principal, interest, taxes, and insurance can be properly identified when the available statements support the breakdown.

This work is needed before a September 30 deadline. I would prefer completion by September 20, 2026.
