I’m preparing to redevelop roughly eight acres of vacant, transit-served land into a Class-A, pedestrian-oriented district anchored by ten mixed-use towers of about 34 stories each. My goal is a cohesive master plan that maximises buildable area while keeping the site welcoming, sustainable, and truly walkable.
Key elements I need woven into the concept
• Podium parking that handles demand without resorting to four full basement levels, integrated so active façades greet the street rather than blank garage walls.
• A network of pocket parks, a signature public plaza, and generous pedestrian walkways that knit the towers together and link naturally to existing public-transport stops.
• Building programmes that combine apartments, fitness centres, curated retail, and rooftop gardens to deliver a genuine live-work-play environment.
• Clear circulation for residents, visitors, and service vehicles, plus realistic provisions for micromobility and future EV charging.
• Sustainability strategies compatible with LEED-style metrics—passive solar massing, green roofs, storm-water capture, and energy-efficient envelope guidelines.
Required deliverables
1. Overall site plan (to scale) showing tower footprints, podium layouts, open-space hierarchy, traffic ingress/egress, and pedestrian desire lines.
2. Massing studies and view analyses that illustrate skyline impact and daylight access between the high-rises.
3. Parking strategy comparing podium capacity to any minimal subterranean levels you recommend, including stall counts and ramp geometries.
4. Phasing roadmap that identifies logical construction stages and interim public-realm solutions.
5. Illustrative renderings or diagrams that help stakeholders visualise the pocket parks, plaza, and ground-floor activation.
Preferred file formats are CAD (dwg or dxf) for the base plan, plus high-resolution PDFs and image files for presentation material. Revit, SketchUp, or Rhino models are a bonus if they streamline future design development.
