Two Level Home Plan Design

I’m ready to move from ideas to build-ready drawings for a two-storey family residence. On the ground floor I want an open-concept living, dining and main kitchen zone that feels airy all day long, so please prioritise generous glazing, strategic window placement and cross-ventilation over everything else. A guest bedroom (doubling as a potential home office) should sit close to this social core, with an adjacent full bath so visitors or older relatives never need to tackle stairs.

Direct links from the main hall to parking, the front porch, utilities and a rear courtyard are essential. Outside, that courtyard will be my primary gardening space, so leave enough soil-bed real estate and plan circulation so tools and produce can travel easily to the kitchen.

Upstairs must become the quiet family retreat: a primary suite plus two secondary bedrooms buffered by a cosy family lounge. I’d love balconies that pull in morning light and give us elevated views as well as extra airflow.

Deliverables I need from you:
• Scaled ground- and first-floor plans with clear dimensions and furniture layouts
• Balcony, courtyard and service-area schematics that show planting zones and access paths
• A brief material or finish suggestion list to illustrate how the design supports daylight and ventilation strategies

CAD (AutoCAD, Revit or similar) files plus PDFs are fine; 3D massing visuals would be a welcome bonus for quick stakeholder walkthroughs. Accuracy, clarity and thoughtful daylight studies will be the keys to approval. I’m looking forward to seeing how you bring fresh, breathable life into this family home layout.
