Traditional Single-Story Home Plan

I’m ready to move from ideas to a fully drafted floor plan for a single-story, traditional-style residence. I have sketches and room requirements sketched out roughly, but I need an experienced architect who can translate them into a clear, construction-ready drawing set.

What I’m after
– A practical, traditional aesthetic: pitched rooflines, symmetrical façade possibilities, and a layout that feels warm and timeless rather than ultra-modern.
– One level only; no basement or second floor. The design must maximize flow and natural light on a single plane.

Scope of work
You’ll take my notes on room count, approximate sizes, and preferred orientation and develop:
1. Scaled floor plan with dimensions, wall types, door and window scheduling
2. Basic furniture layout to confirm circulation paths
3. Two exterior elevation concepts that illustrate the traditional language (think gabled roof, tasteful trim)
4. A simple site placement diagram showing setbacks and driveway approach (I’ll supply the plot survey)

Preferred deliverables
• PDF sheets for easy sharing with my contractor
• Native CAD files (AutoCAD, Revit, or ArchiCAD—whichever you work in) so future consultants can build on the model

Acceptance criteria
The final plan must satisfy local residential code for a single-family dwelling, keep total building width under 55 ft, and leave at least 15 ft of rear yard as per zoning. I’ll sign off once room sizes, circulation, and exterior massing feel right and the CAD files open without missing references.
