Traditional Home Plan Design

I’m ready to move forward with complete construction drawings for a traditional single-family home with two to three bedrooms. I have the lot surveyed and local zoning information on hand; now I need a professional set of plans that my builder and the permitting office can approve without back-and-forth revisions.

Here’s what I’d like from you:

• Scaled floor plans that capture an efficient two-to-three-bedroom layout, including room dimensions, window and door schedules, and basic furniture placement for flow.
• Exterior elevations that reflect a timeless, traditional façade—think pitched rooflines and balanced proportions rather than ultra-modern glazing.
• A coordinated roof plan, foundation plan, and basic electrical/lighting layout.
• Optional but appreciated: a few rendered perspectives or a simple SketchUp/3D model to help me visualize massing and curb appeal.

Local code compliance and clarity for the trades are top priority. I’ll share zoning setbacks, preferred square footage, and a couple of inspirational images once we start. If you’ve produced permit-ready drawings for similar homes before, that experience will be invaluable.

Please tell me how you work—software you use (AutoCAD, Revit, ArchiCAD, etc.), typical turnaround, and revision policy. Looking forward to creating a classic, comfortable home together.
