I recently purchased a townhome and I’m ready to transform it into a home that fits my needs. I have basic ideas about the layout but welcome a fresh perspective. My priorities are clear: Improve traffic flow, enhance aesthetic appeal, increase storage, all wrapped in a Contemporary look—clean lines, understated elegance, still warm and inviting.
It is an 1850 sq ft 2 story townhome, and I am looking for an experienced interior designer / architect to help create a functional layout and a cohesive interior mood board. Scope of work requires creating a new layout where the kitchen is the hub of the home with large island, small dining area, and a large mud room off entrance from the garage. In the living room, the plan is to remove existing wood burning fireplace and chimney in the living room and replace it with multiple large windows to capture view of pond and add a gas fireplace insert to another wall. I will need an exterior door to the patio. Upstairs I am looking to create a primary bedroom with ensuite and good-sized walk-in closet by stealing some space from an adjoining bedroom. Ensuite will have private water closet, dual vanity and walk in shower (a soaker tub is a nice to have but not necessary). This primary bedroom looks out over the pond, and I would like to add more windows. In addition to functional layout, I will need comprehensive architectural drawings that are compliant with local building regulations and standards, so we can get permits for exterior work (i.e., new windows).
I would define my style as somewhere between contemporary and transitional. The emotion I would like to create for this townhome is casual elegance; everyday casual living with elevated features like quartzite or granite counters, unique tiles, warm wood flooring, alabaster lighting, etc.
Key Requirements:
• Layouts must stay within the supplied floorplan - there are adjoining walls with units on either side. Removing removing interior walls is an option.
• For future resell value keep it a 3 bedroom 2 ½ bath
• Comprehensive architectural drawings to scale and 3D renders illustrating key views
• Compliance with local building regulations and standards (Garden City, Idaho USA)
• Style board or material palette for all finishes so I can approve colors, cabinet and door styles, hardware, lighting etc.
