Thai Architect for Full House Plans-Layout already done

I have a floor plan I am happy with.

This project involves creating a complete architectural and engineering package for a single-storey residence of roughly 101–200 m² to be built in Thailand. The scope is the “Full house design and construction drawings” option, so I will rely on you for every drawing and document required to move smoothly from concept through permitting and into construction.

The design must meet Thai building codes, local zoning rules, and be laid out in both Thai and English so it can be submitted without revision to the district office. AutoCAD (DWG) and PDF are the preferred file formats; 3D visuals can come from SketchUp, Revit, or any tool that produces clear, photo-realistic renders.

Deliverables
• Concept sketches and revised floor plans
• Complete architectural drawings (plans, elevations, sections, details)
• Structural calculations and reinforced-concrete drawings stamped by a Thai-licensed engineer
• MEP layouts (electrical, plumbing, HVAC) coordinated with the structure
• 3D exterior and key interior renders
• Bill of quantities and basic material specifications ready for contractor pricing
• Permit-ready drawing set in Thai & English, provided in DWG and PDF

Acceptance criteria
• All drawings align with Thai code and local municipal requirements
• DWG layers, line weights, and text styles remain organised and editable
• Final package passes the district engineer’s initial review without rework
