I’m ready to move forward with a new metal-framed commercial building in Texas and I need a state-licensed architect who can handle the entire design phase and then place their stamp on the final construction set. The end use is retail/commercial, so the plan must do more than outline the shell; it has to map out customer-facing areas—restrooms, offices, and display space—so we walk into permitting with a package that already addresses accessibility, egress, and other code items inspectors flag first.

Here’s what I expect to receive:

• A complete architectural layout that positions all customer areas logically within the metal building footprint, coordinated with structural requirements of a pre-engineered frame.
• Signed and sealed drawings ready for city or county permit submission in Texas, delivered as PDFs and CAD files.
• Any notes or schedules needed to satisfy local commercial code (IBC, ADA, energy, etc.), so I’m not circling back after plan review.

If you have a track record stamping metal building projects in Texas and can turn around a clean, permit-ready set, I’d like to hear how soon you can start and your typical timeline to first submittal.
