I’m about to sign a brand-new commercial lease for my business and I need a seasoned real-estate attorney on my side. I am the tenant, so your job is to review—or, if you prefer, completely redraft—the landlord’s proposed agreement to be sure every clause protects my interests, complies with local and state regulations, and is balanced on issues such as rent escalations, maintenance responsibilities, assignment & subletting, insurance, and default remedies.
Here’s what I expect from you:
• A marked-up version of the lease highlighting risks and suggested language changes
• A concise summary memo explaining each revision in plain English so I can make informed decisions
• Up to two rounds of revisions based on my feedback or the landlord’s counterpoints
• Brief guidance on negotiation strategy so I approach the landlord with confidence
Experience with commercial property law, tenant-side negotiation, and familiarity with the local jurisdiction are essential. If you have handled retail or office leases recently, even better. Please indicate your relevant state bar admission and turnaround time when you respond.
