Streamlined Accounting System Setup and Cleanup for STR Properties

We are seeking an experienced bookkeeper or accountant to assist with setting up an accounting system for our short-term rental (STR) property management business. Much of the groundwork has already been completed, including transaction categorizations and organization in Claude (exported as Google Sheets). The project involves:

- Recommending and setting up specialized STR-capable bookkeeping/accounting software with trust accounting features and scalability for managing 50-100+ properties (e.g., QuickBooks Online or alternatives).
- Uploading pre-categorized transactions (~1000 per year) from spreadsheets into the accounting software.
- Creating a Chart of Accounts, class and location tracking, and property-level financial reporting.
- Reconciling bank and credit card accounts to ensure accuracy.
- Establishing trust account workflows applicable to Georgia regulations for future scaling.

Key Notes:
- Most transactions are already categorized; minimal manual categorization is required.
- Software like QuickBooks allows for automated uploads of transaction data.
- Freelancers are expected to use their own QuickBooks Online license or equivalent accounting software license.

Proposal Requirements:

2. Your experience with similar STR or real estate bookkeeping projects.

Ideal Skills & Experience:
