STR Compliance Research – Malaysia, Europe & Middle East (Phase 1)
About Me:
Senior Property & Facilities Operations professional with 14+ years of experience managing commercial and residential property portfolios across Malaysia and the United Kingdom, including high-rise developments, serviced residences, and mixed-use assets.
My expertise spans property and facilities management, building operations, STR (short-term rental) operations, security, safety, compliance, asset protection, and stakeholder management.
Having progressed from hands-on administrative and operational roles into senior management, I understand property operations from the ground up — from day-to-day building issues to managing teams, contractors, owners, operators, and regulatory requirements.
I have managed multi-site portfolios, vendor performance, maintenance operations, and security systems including CCTV, access control, and incident response — as well as coordinating complex matters involving management, authorities, and law enforcement.
Selected achievements:
1) Generated RM1.2 million in audited additional income through STR compliance enforcement in 2025, proving that strong operational governance directly contributes to an asset's financial performance.
2) Apprehended multiple trespassers and handed them over to police, addressing a critical security issue in Airbnb-operated buildings.
3) Detected and managed drug-related cases inside short-term rental units, coordinating with authorities and enforcing immediate unit recovery and compliance action.
Beyond day-to-day operations, I have a strong interest in property and asset management from an owner and investor perspective — particularly operational due diligence, asset protection, cost control, and preserving long-term property value.
I believe good property management is more than maintaining a building. It is about protecting the asset, managing risk, and preserving its value.
Project Description:
I am seeking a detail-oriented researcher to compile a structured STR compliance reference document covering three priority regions:
Priority Regions:
1) Malaysia – Federal, state, and local authority requirements (including Kuala Lumpur, Selangor, Penang, Johor, and Putrajaya).
2) Europe – Key STR markets such as the UK, Spain, France, Italy, and Portugal.
3) Middle East – Key STR markets such as UAE (Dubai, Abu Dhabi), Saudi Arabia, and Qatar.
Scope of Research:
a) Short-term rental (STR) licensing and registration requirements.
b) Compliance obligations for operators and property owners.
c) Tax implications and reporting requirements.
d) Safety, fire, and building compliance standards.
e) Restrictions on short-term rentals (zoning, night caps, permits).
f) Penalties for non-compliance.
g) Recent regulatory changes (2023–2025).
Format:
*A clear, structured reference document organized by country and region.
*Comparison table across jurisdictions for quick reference.
*Summary of key risks and recommendations for operators.
Deliverables:
1) STR compliance reference document (by country/region) — Word or PDF.
2) Comparison table across all covered jurisdictions.
3) Summary of key risks and recommendations.
4) List of official sources and references for each jurisdiction.
Requirements:
1) Strong research and business writing skills.
2) Attention to regulatory and legal detail across multiple jurisdictions.
3) Experience in real estate, property management, hospitality, or compliance is preferred.
4) Ability to communicate clearly in English (additional languages are a plus).
