I need ongoing help building and maintaining three prospecting databases—Probate, Foreclosure and, above all, Expired Listings—for the Southern California market. Each record has to be rock-solid before it goes into my CRM, so accuracy will always outweigh speed.

Here’s what the weekly workflow looks like:

• Research & Verification
– Confirm current property ownership first, then pull mailing address, phone, email, basic property facts, plus probate or foreclosure details and any prior MLS data.
– Use county public records, MLS, skip-tracing tools and other reliable U.S. real-estate sources.

• Data Hygiene
– Properly tag every prospect so I can segment at a glance.
– De-dupe, flag DNC numbers and keep naming conventions consistent in Excel/Google Sheets before importing.

• CRM Input
– Upload only fully vetted, well-tagged records so my daily call list is always ready.
