I’m ready to move from rough ideas to a complete, build-ready package for a new row house and need an architect who can own the full design process. The primary focus is the architectural side—site layout, floor plans, façades, circulation, MEP space allowances, and all the drawings a local authority will expect—but every decision has to align with sound foundation engineering, as that’s the structural element I’m most concerned about.

Here’s what I need from you:

• A coordinated site and land-use layout that shows setbacks, parking, green areas, and service runs.
• Fully developed architectural drawings: plans, elevations, sections, schedules, and a 3D model for stakeholder review.
• Foundation design details integrated into the architectural set, ready for my structural engineer to stamp.
• A concise design brief that outlines materials, codes referenced, and any assumptions, so the hand-off to the builder is seamless.

AutoCAD or Revit files are preferred, and if you use SketchUp or similar for early massing studies, include those models too. Accuracy, code compliance, and clear layering/naming conventions are key acceptance criteria. Let’s collaborate to turn this concept into a clear, permit-ready package.
