Revit Residential Designer / Draftsperson – Existing Model Refinement & Permit Plan Set
Project Location: Santa Barbara County, California
Software: Autodesk Revit LT 2026
Project Type: Custom Residential Home – Sloped Lot with Walkout Basement, Garage & ADU
Project Overview
I am seeking an experienced Revit residential designer or architectural draftsperson to help refine, coordinate, detail, and complete an existing residential design for permit submittal.
I have already substantially modeled the house in Revit LT 2026, including floor plans, basement/garage, ADU, exterior elevations, site topography, and the overall architectural design.
This is not a project starting from scratch. I am looking for someone who can build upon my existing work, improve the quality and accuracy of the model, and help develop it into a well-organized, coordinated architectural construction-document set.
I have a background in civil/structural engineering and construction inspection and intend to remain actively involved in the design and development process.
Scope of Work
1. Revit Model Refinement & Coordination
* Review and clean up the existing Revit LT 2026 model.
* Fine-tune walls, floors, foundations, roofs, stairs, windows, doors, decks, and other architectural components.
* Improve model accuracy, consistency, and organization.
* Identify and resolve modeling conflicts, alignment issues, and incomplete design elements.
* Ensure floor plans, elevations, sections, and details are properly coordinated.
2. Architectural Plans & Construction Documentation
* Refine and dimension architectural floor plans.
* Develop and coordinate exterior elevations and building sections.
* Improve annotations, tags, notes, schedules, and drawing references.
* Develop typical architectural construction details and identify where project-specific details are required.
* Organize sheets, views, and drawing standards into a professional construction-document package.
* Help identify missing information and drawings required for residential permit submittal.
3. Site Modeling & Grading
The project is located on a sloped lot, making accurate site modeling particularly important.
* Refine existing site topography using available survey information.
* Develop and represent proposed grading.
* Coordinate grading around the house, driveway, walkout basement/garage, and retaining walls.
* Accurately represent existing and proposed grades in site plans, elevations, and sections.
* Improve the relationship between building elevations, finished floor elevations, natural grade, and proposed grade.
* Identify areas requiring additional grading or retaining-wall coordination.
4. Permit Plan Set Development
The ultimate goal is to produce a coordinated architectural drawing package suitable for submission to Santa Barbara County for residential building permit review.
This includes:
* Architectural site plan
* Dimensioned floor plans
* Roof plan
* Exterior elevations
* Building sections
* Architectural details
* Door and window schedules, as needed
* General architectural notes and applicable code information
* Sheet organization, drawing references, and PDF plotting
I understand that certain structural, civil, energy compliance, and other engineering documents may need to be prepared separately by qualified professionals. The architectural drawings should be organized to coordinate with those documents.
Important Software Requirement
The project must remain fully usable and editable in Revit LT 2026.
I will continue working on the model myself throughout the project and after completion.
Please do not use Revit features, external dependencies, or workflows that would prevent me from opening, editing, and maintaining the model in Revit LT 2026.
Deliverables must include the updated native Revit model, not just PDF drawings.
Working Relationship
I will provide:
* Existing Revit LT 2026 model
* Property survey and site information
* Existing sketches and design direction
* Relevant project requirements and supporting documents
* Ongoing review and feedback
I would prefer someone who is comfortable working collaboratively rather than independently redesigning the project.
The goal is to retain my overall design while improving its technical development, constructability, documentation, and presentation.
Preferred Qualifications
* Strong experience with residential architectural drafting in Revit
* Experience preparing complete residential permit/construction drawing sets
* Familiarity with California residential construction and building codes
* Experience with sloped lots, walkout basements, retaining walls, and grading
* Familiarity with ADUs and custom residential construction
* Strong architectural detailing and construction-document organization skills
* Ability to work effectively with an existing Revit model
Experience with Santa Barbara County residential permitting is a significant plus.
Initial Paid Milestone
I would like to begin with a small paid trial milestone before committing to the full project.
The initial milestone would involve reviewing the existing model, identifying areas needing improvement, and completing a defined portion of the model or drawing set.
This will allow us to evaluate the quality of the work, communication, Revit compatibility, and overall working relationship.
If the initial milestone goes well, I would like to continue through completion of the architectural permit submittal package.
Final Deliverables
* Cleaned-up, coordinated, and editable Revit LT 2026 model
* Organized architectural sheets, views, and schedules
* Developed architectural details and annotations
* Coordinated site and grading representation
* Complete architectural permit-submittal PDF drawing set
* A list of any outstanding items requiring engineering, consultant coordination, or additional design decisions
When responding, please provide examples of residential construction-document sets you have developed in Revit, describe your experience with Revit LT compatibility, and explain how you would approach refining an existing model rather than starting from scratch.
