I’m selling a property in King County, Washington and the buyer has sent over their own Purchase & Sale Agreement. I’d like a real-estate–savvy legal professional to read through the contract, flag anything that could put me at a disadvantage, and explain—in plain English—what each key clause really means.

My top priority is the legal language: contingencies, default remedies, disclosures, and any unusual provisions that shift risk onto me. If you see gaps in the way state or county rules are handled, let me know; I’m not sure whether the draft fully complies with Washington and local requirements. I also want a clear rundown of any potential liabilities you spot so I can decide whether to push back or request revisions.

Deliverables I need:
• An annotated copy of the PSA (tracked-changes or comments) highlighting issues, red-flags, and suggested edits.
• A concise memo summarizing compliance concerns and potential seller liabilities, separated into “must fix” and “optional/negotiable” items.
• A brief call or written Q&A to walk me through your findings.

Experience with Washington real-estate contracts and King County practices will be a big plus. Fast turnaround is appreciated so I can respond to the buyer on schedule.
