Revamp Rental Tracking Google Sheet

I already keep every tenancy detail in a single Google Sheet organised with separate tabs, but the “version 2” I began—complete with new formulas—never got finished. I am looking for someone to pick up that file, rethink the layout where needed, and turn it into a reliable system that:

• tracks every rent payment and flags anything overdue,
• calculates each shareholder’s money owed and variable returns automatically, and
• produces clear, at-a-glance reports for every property.

Each payment entry needs to capture the date, amount, method, tenant, rental period covered, plus any late fees, part-payments, or notes. Beyond that, I want built-in summaries, conditional formatting that highlights issues, and preferably a dashboard or pivot table view so I can see arrears and upcoming distributions without digging through raw data.

Deliverables
– Re-structured Google Sheet (built on my existing file) with all formulas, lookups, data-validation and summary dashboards in place
– Automated calculations for shareholder balances and returns
– Property-specific report tabs ready to print or export
– Short hand-off guide so anyone on my team can maintain the sheet

Acceptance criteria
The sheet must recalculate accurately when I add a new payment row, instantly adjust shareholder balances, and show the correct overdue totals on its summary view when tested with a sample data set I will provide.

If you have strong Google Sheets skills and know your way around functions such as QUERY, ARRAYFORMULA, IMPORTRANGE and maybe a little Apps Script for alerts, I’d love to see how you can finish and polish this tool for me.
