Residential Design for Modern Home Remodel

We are looking for a strong residential designer or architect to develop conceptual design options for a remodel and addition to our home in Sacramento, California.

This is not a permit-drawing assignment. We will use a local architect for construction documents and permitting. The goal of this engagement is to solve the architecture and space planning first.

Scope 1 – Kitchen + Dining

Completely rethink the existing kitchen and adjacent dining area. We are open to moving/removing walls, changing openings, relocating appliances, redesigning the island, and modifying windows and doors. We want a modern, bright, open kitchen with strong indoor/outdoor connection and good circulation.

Scope 2 – Primary Suite Addition

Develop an addition over the existing garage/breezeway for a primary bathroom and closet, with the possibility of incorporating an office/guest space. The primary bath should include a separate tub and shower and should feel generous without wasting space.

Style

Modern California residential architecture: clean lines, warm materials, large windows, natural light, simple forms, and thoughtful details. Not generic luxury interiors.

Deliverables

• 2–3 concept options for each area
• Dimensioned schematic floor plans
• Final preferred layout after one revision round
• Interior/exterior 3D views sufficient to understand the design
• Editable CAD/3D source files

When responding, please send 3–5 examples of residential remodels or additions where you personally solved the floor plan. We care much more about space planning than photorealistic rendering.
