I’m ready to move forward with a full residential architectural project and need an architect who can take the idea from the first sketch all the way through to permit-ready drawings. The property is a private home; the exact scope—new build, renovation, or a thoughtful addition—will be settled during our first discussion, so I’m looking for someone comfortable guiding a client through early feasibility and concept phases as well as detailed construction documentation.

What I need from you
• Concept design options that explore layout, massing, and overall aesthetic
• Developed floor plans, elevations, and sections in CAD or Revit, refined through two rounds of feedback
• 3D visuals (SketchUp, Lumion, or comparable) to communicate materiality and spatial feel
• Final permit-ready drawings that comply with local residential codes
• A basic material and finishes schedule and any notes a builder will require

Collaboration & tools
I work comfortably with DWG, RVT, or IFC files and use Zoom/Teams for design reviews. If you have a preferred BIM workflow, let me know—flexibility is important as long as the end result is clear, coordinated, and buildable.

Acceptance criteria
The project is complete when I have a coordinated drawing set that a local structural engineer and building authority can approve without major revisions, along with high-resolution renders that accurately represent the agreed design.
