Reinforced Concrete G+1 Column Plan

I’m ready to finalise the structural layout for a new ground-plus-one residence and need a clear, professional column-and-beam plan prepared right away. All vertical and horizontal members will be in reinforced concrete, and the plot sits on a mixed black-and-yellow soil, so please take that bearing capacity into account when sizing footings and designing reinforcement.

Because timing is critical, I’d like the first draft as soon as practicable, with quick turnaround on any revisions. The final package should include:
• Column and beam layout drawings in both PDF and editable CAD
• Reinforcement bar schedules with diameters, spacing and lap details
• Basic load calculations (dead, live and seismic where applicable) to back up the design

If you already work comfortably in ETABS, Staad ,AutoCAD or similar tools, that’s perfect—just send the native files along with the PDFs so I can pass them straight to my local engineer for approval.
