Real Estate Acquisition Specialist – Remote | U.S. Hours

About the Role
We’re hiring a Real Estate Acquisition Specialist to convert inbound seller leads into signed real estate contracts.
This is a phone-intensive, consultative sales role for someone with direct experience in real estate wholesaling, acquisitions, FSBO, Subject-To, or distressed property sales.
You’ll speak with motivated homeowners generated through direct marketing campaigns, understand their situation, evaluate properties, negotiate offers, and move qualified opportunities toward contract.
This role is ideal for someone who knows how to:

Build rapport with motivated sellers

Qualify real estate opportunities

Calculate ARV and evaluate repairs

Negotiate cash offers

Handle seller objections

Follow up consistently

Get properties under contract

What You’ll Own
Inbound Seller Leads & Qualification

Handle inbound leads from property owners responding to:

Cash buyer campaigns

Foreclosure marketing

Probate campaigns

Distressed property campaigns

Conduct structured seller qualification calls

Identify:

Seller motivation

Timeline

Property condition

Pricing expectations

Deal viability

Build trust and rapport while understanding each homeowner’s situation

Prioritize highly motivated sellers and qualified opportunities

Property Evaluation & Deal Analysis

Conduct preliminary property evaluations over the phone

Assess:

Property condition

Estimated repairs

After-Repair Value (ARV)

Potential acquisition price

Wholesale/investment viability

Gather the information needed to make informed acquisition decisions

Work within company-approved acquisition guidelines

Offer Negotiation & Closing

Present cash offers to motivated homeowners

Negotiate pricing and purchase terms

Handle objections confidently and professionally

Guide sellers through the decision-making process

Create win-win solutions based on seller circumstances

Drive qualified opportunities toward signed purchase agreements

Pipeline Management & Follow-Up

Maintain consistent follow-up with sellers who don’t convert immediately

Manage a pipeline of active acquisition opportunities

Track:

Seller conversations

Follow-up dates

Offer status

Negotiations

Contract status

Keep CRM records complete and accurate

Ensure no qualified lead falls through the cracks

Contracts & Team Coordination

Secure signed purchase agreements from qualified sellers

Maintain accurate documentation throughout the acquisition process

Coordinate with:

Acquisitions

Underwriting

Dispositions

Internal operations teams

Ensure smooth handoffs after contracts are executed

Communicate important deal details clearly to internal stakeholders

Required Experience & Skills
Must-Have

Previous hands-on experience in at least one of the following:

Real Estate Wholesaling

Real Estate Acquisitions

FSBO transactions

Subject-To transactions

Distressed Property Sales

Proven experience getting motivated sellers under contract

Strong phone-based sales and negotiation skills

Experience handling seller objections and difficult conversations

Strong rapport-building ability

Experience negotiating purchase agreements

Understanding of:

ARV calculations

Repair estimates

Wholesale deal analysis

Experience using CRM systems and managing sales pipelines

Excellent spoken and written English

Strong follow-up and organizational skills

Ability to work independently in a remote environment

Availability during U.S. business hours

Nice to Have

Experience working remotely with U.S.-based real estate investors or wholesaling companies

Experience with:

Foreclosure leads

Probate leads

Tax-delinquent properties

Distressed sellers

Familiarity with:

Similar real estate CRM platforms

Throughout the day, you’ll:

Speak with motivated property owners

Qualify seller situations and property opportunities

Evaluate property condition and potential value

Calculate or review ARV and repair considerations

Present and negotiate offers

Handle objections

Follow up with active opportunities

Move qualified sellers toward signed contracts

Update CRM records

Coordinate active deals with internal teams
