PROJECT OVERVIEW
Redesign an existing 11-page brochure for a San Francisco real estate development company. The content, branding, and most of the images already exist, but the current brochure needs stronger visual storytelling, better organization, and a more refined editorial presentation.
OBJECTIVE
Create a sophisticated, subtle, and professional brochure that introduces the company to potential business partners and clearly communicates its experience and complete development process.
The brochure is not intended for property buyers or general customers.
KEY MESSAGE
The company manages the full real estate development process from beginning to end:
• Property acquisition
• Design and planning
• Construction and development
• Sales and marketing
• Final product delivery
The brochure should also communicate:
• A consistent pipeline of completed and ongoing projects
• A hands-on approach throughout every stage
• A focus on carefully considered boutique developments
• Strong attention to the quality of the final delivered product
VISUAL DIRECTION
• Sophisticated editorial style
• Clean, modern, and considered layouts
• Strong architectural visual storytelling
• Minimal use of text
• Generous white space
• Clear typography and visual hierarchy
• Professional and understated presentation
• Images should lead the story
• The overall style should feel subtle and refined
PLEASE AVOID
• Loud or overly bold layouts
• Excessive decoration
• Generic luxury styling
• Heavy use of black and gold
• Crowded pages
• Long blocks of text
• Real estate advertising or sales-brochure clichés
SCOPE OF WORK
• Redesign approximately 11 pages
• Reorganize the content and page sequence when necessary
• Improve image selection, cropping, scale, and composition
• Improve typography and information hierarchy
• Maintain consistency with the existing brand identity
• Use the existing images, with selective replacement only when necessary
• Prepare a professional cover and closing page
• Provide up to three revision rounds
FIRST STAGE
Before completing the full brochure, please present:
• One cover design
• Two sample interior pages
Once the visual direction is approved, continue with the remaining pages.
DELIVERABLES
• High-quality final PDF
• Editable source file in Adobe InDesign
• Packaged working file including linked images and fonts
• Print-ready and screen-optimized PDF versions
TIMELINE
• Initial cover and sample pages: within 1–2 days
• Complete first draft: within 4 days
• Final adjustments: immediately after receiving feedback
AVAILABLE MATERIALS
• Existing 11-page brochure
• Original logo and brand assets
• High-resolution project images
• Corporate website for additional visual and brand reference
