I’m preparing to build a 32' × 44' two-story house/garage combination in Hope, Idaho 83836 and need a complete, stamp-ready construction package that my local building department and contractors can use without further revision. I have attached my own drawings for review.
Project overview
The job covers every discipline required for permitting in Bonner County: architecture, structure, electrical, plumbing, HVAC, plus the energy-compliance documentation Idaho now requests. I have already allocated separate milestone budgets—Architecture ($700), Structure ($550), Electrical ($300), Plumbing & HVAC ($450)—so you can invoice as each set is approved.
Scope of work & deliverables
Feel free to organise the sheets your own way; what matters is that the final PDF meets local submittal standards and the CAD files remain editable. At a minimum I expect:
• Architectural plans: floor plans, elevations, sections, door/window schedules, site plan, construction details
• Structural set: foundation, floor & roof framing plans, cross-sections, connection details, calculation package stamped or ready for stamping
• MEP: lighting & receptacle layout, panel schedule, plumbing isometrics, duct runs, equipment sizing, fixture schedules
• Energy forms or worksheets demonstrating IECC/Idaho compliance
File formats
• PDF sheet set for permit submission
• Original DWG, Revit, or IFC files so my builder can pull details as needed
• Calculation spreadsheets in Excel or PDF
What to include when you respond
Show me comparable residential projects you’ve completed—drawings, photos, or plan excerpts are fine. A brief note on how you handle Idaho/IECC energy paperwork will help as well. I’m ready to start as soon as I see work that gives me confidence the set will clear review on the first pass.
