I manage several commercial units but don’t have time to answer the phone every time a prospective or current tenant calls about leases. Around one to five calls come in each week, and I’d like each one handled start-to-finish on a flat “per call” basis.
Your primary focus is lease negotiations: gathering tenant requirements, explaining current lease terms, discussing amendments, and moving the conversation toward signature or renewal. After each call I need a concise written summary that notes the caller’s name, the key points discussed, any agreed-upon next steps, and highlights that might affect rent, term length, or legal clauses. If a matter requires my direct approval you’ll flag it and pass it to me immediately.
While the core responsibility is leases, you should feel comfortable redirecting occasional maintenance or general inquiries to the appropriate contact if they sneak into the conversation—commercial tenants sometimes mix topics on the same call.
Professional phone etiquette, clear English, and a calm, persuasive negotiation style are essential. Familiarity with standard commercial lease language (NNN, escalation clauses, renewal options, etc.) will make the process smoother for both of us.
I’ll pay promptly for every successfully completed and documented call.
