Modern Three-Bedroom Floor Plan

I’m looking for a fresh, modern layout for a single-storey, three-bedroom home. The plan must respect a few non-negotiable dimensions:

• Kitchen no smaller than 16 × 18 ft
• Master bedroom at least 16 × 18 ft, positioned away from the other two bedrooms
• Parlour (main living/lounge) no less than 18 × 18 ft

Beyond those anchors, you’re free to play with open-concept ideas, natural light, and smart circulation that supports contemporary living. A clean, modern aesthetic—flat planes, minimal internal walls where possible, and efficient flow—is important to me. Outdoor access from the parlour and kitchen would be a welcome bonus if it fits the footprint.

Deliverables I expect:
1. Scaled floor plan with labeled dimensions (PDF + editable DWG or equivalent)
2. Brief rationale explaining spatial zoning and traffic flow
3. Two or three perspective images or simple 3-D views to help visualise volume relationships
