Modern Single-Family Home Construction

I’m moving ahead with a modern single-family residence in the 2,000-4,000 sq ft range and need a turnkey crew that can take the project from an empty lot through finished drywall and interior paint, including a fully formed and poured concrete garage. The plans are stamped and ready; permits will be issued as soon as I have the build schedule from the selected team.

Scope
The work begins with site prep and foundation, followed by framing, roofing, windows/doors, mechanical-electrical-plumbing rough-ins, then insulation, drywall hang & finish, primer, and two coats of interior paint. A separate yet concurrent scope covers forming, reinforcing, and pouring the attached garage slab and walls so both structures come up together.

Key expectations
• All trades must be licensed and insured, with recent experience on modern architecture.
• Materials and workmanship must meet current local building codes and the energy requirements noted in the drawings.
• I’ll supply architectural and structural drawings in PDF and CAD; you provide a week-by-week timeline, material take-offs, and inspection coordination.
• Clean, ready-for-finish walls with no visible seams or fasteners after paint is the acceptance benchmark.

Deliverables
1. Foundations and garage concrete cured, inspected, and passed.
2. Fully framed, sheathed, and weather-tight shell.
3. MEP rough-ins signed off.
4. Level-4 drywall finish throughout.
5. Interior walls and ceilings painted (primer + two finish coats) in the specified palette.
6. Final inspection documentation and punch-list completion.
