I have a 13' × 11' guest bedroom that I’m ready to transform into a calm, modern retreat. The aesthetic is firmly contemporary—clean lines, simple forms, nothing ornate—and the colour story needs to stay in the neutral family so the space feels airy and timeless.
Because this room must do more than host overnight visitors, the layout has to balance three functions:
• Sleeping & relaxation
• A compact work-and-study spot
• Smart storage and organisation that keeps visual clutter out of sight
I’ll share photos, exact measurements and a quick video walk-through once we start. In return I need:
1. A scaled furniture plan that shows traffic flow and zones for sleep, work and storage.
2. A mood board with finishes, fabrics, lighting and décor items that fit the modern, neutral brief.
3. 2–3 photorealistic renders (SketchUp, 3ds Max + V-Ray, or comparable) so I can visualise lighting and materials at different times of day.
4. A clickable shopping list (retail sources available in the US) with budget-friendly and mid-range options.
5. Basic installation notes so I can brief contractors quickly.
Files should arrive in PDF for easy sharing, plus original source files in case of edits down the road.
