I have a large new-build residence underway and a trusted contractor already taking care of every structural and code-related detail. What I now need is your creative eye to shape the look and feel of the spaces.
Scope
– Nine key zones are included: the great room, main kitchen, spice kitchen and six washrooms.
– I’m after a design direction rather than a full furniture package: concise guidance on materials, colour palette, and overall aesthetic that the build team can follow with confidence.
– The desired mood is warm modern—think natural woods, soft neutrals, light, and texture rather than stark contrasts.
– The great room deserves the deepest dive; the other areas should still receive cohesive recommendations so the entire home feels intentional.
Assets I’ll supply
• Complete architectural plans in both PDF and CAD.
• Notes on any fixed elements already locked in by the builder.
What I’d like from you
1. Mood boards or concept sheets that capture the warm-modern narrative.
2. Material and colour schedules for floors, millwork, counters, paint, tile and fixtures.
3. Annotated space-planning sketches or overlays on my CAD/PDF drawings indicating feature walls, built-ins, lighting focal points, and any key elevations (especially in the great room).
4. A concise specification sheet my contractor can reference when placing orders.
Acceptance criteria
– All selections must be readily available in North America (or specify lead times).
– Great room package includes at least one rendered perspective or detailed elevation.
– Final files delivered in PDF plus source format (SketchUp, Revit, or similar) so we can adjust if needed.
If you love translating warm, welcoming modern aesthetics into actionable specs, I look forward to seeing how you’d approach this project.
