Modern Ground-Floor Plan & Render

My plot is a simple rectangle, 12 m wide by 9 m deep, and I need a clear, modern ground-floor layout that I can hand straight to my builder. The brief is straightforward:

The ground floor must hold a living room, an open-plan kitchen with a central island, a hallway and toilet. I also need one continuous staircase core that takes people both down to the basement and up to the first floor. I’m after a luxe yet space-saving stair solution

Two perimeter walls, those facing the south- and west-side garden, will be almost entirely glazed, so please position the sofa to capture that view. Every element should follow a clean, contemporary aesthetic—neutral palette, minimal lines and practical circulation.

What I’d like from you
• A fully-scaled floor plan (PDF plus the editable file—DWG, Revit or SketchUp all work for me).
• One high-resolution rendered image that shows the interior arrangement and the relationship to the garden glazing.

Keep furniture and appliance sizes realistic, note critical dimensions and make sure doors, windows and the stair all comply with standard clearances.
