I have a 40 ft × 60 ft plot (roughly 2,400 sq ft) and I’m ready to move forward with a fully modern house plan. The footprint needs to make the most of the lot while showcasing contemporary aesthetics and efficient space use. Total 5 Floors with Ground floor parking, 1st Floor : 2 houses with 2 Bedroom, 1 Hall, 1 Kitchen, Bathroom, Pooja Room. Similarly 2nd floor also with 2 houses with 2 Bedroom, 1 Hall, 1 Kitchen, Bathroom, Poojaroom. 3rd and 4th Floor Duplex with total 4 Bedroom with attach bathroom, 1 Hall, Kitchen, Pantry, Bedroom, Portico, Open Raised Hall, Bathroom

Core style
The entire layout must feel unmistakably modern—clean lines, minimal wasted space, and a smooth flow between rooms are a priority.

Must-have features
• Open floor plan for the main living/kitchen/dining zone
• Generous, strategically placed large windows to maximise daylight and views
• Built-in smart-home technology (lighting, security, climate control) designed into the drawings from the start

What I expect from you
Architectural floor plans for every level, basic elevations that communicate the style, and digital files I can hand straight to a local architect/engineer (DWG or other editable CAD format plus print-ready PDFs). If you include a simple 3-D model or visual, even better—it will help me verify proportions and window placement.

I’ll review for:
• Accurate 40 × 60 fit without setbacks ignored
• Clear indication of the open living zone and window sizes
• Notes on where smart devices and wiring trunks should run
