I’m ready to move ahead with a clean, minimalist concept for a three-level bungalow and need complete architectural documentation that gets me from idea to permit-ready drawings. The ground-up layout should revolve around generous, flowing living spaces on each floor; bedrooms, entertainment zones, and other extras can be treated as optional niches only if they strengthen the overall clarity of the plan.

Key intentions
• Express a refined minimalist language throughout façades, interior volumes, lighting strategy, and material palette—think simple lines, balanced proportions, abundant natural light, and a restrained colour scheme.
• Reserve outdoor square-footage for a thoughtfully integrated garden that visually connects with the main living areas; no swimming pool or patio is planned at this stage, though I’m open to subtle hard-scaping elements that enhance the greenery.
• Maintain functional continuity between floors: circulation must feel seamless, whether through an open stair, lift core, or both, without compromising the minimalist ethos.

Deliverables
1. Concept sketches illustrating massing and garden relationship.
2. Detailed floor plans for all three levels, drawn to scale and ready for structural coordination.
3. 3D exterior and interior renders (SketchUp, Revit, or similar) showcasing lighting and material intent.
4. Landscape layout highlighting plant zones, sight-lines, and any built-in seating or pathways.
5. A concise specification sheet covering key finishes, glazing ratios, and sustainability measures suitable for a minimalist build.
