Minimalist Condo Space-Saving Design and Purchasing Help

I have just moved into a 1,400 sq ft, two-bedroom condo on the second floor and want to make every square foot work hard without forfeiting a clean, minimalist look. The living room and both bedrooms need smart space-saving ideas—think multipurpose seating that tucks away or transforms, wall-mounted solutions that free the floor, and streamlined layouts that keep circulation effortless.

I’m looking for a designer who can take the project from concept through purchase. That means:

• translating my minimalist taste into a cohesive floor plan for the living room and bedrooms
• producing mood boards, measured layouts, and a few quick 3-D visuals (SketchUp, Revit, or comparable) so I can see how everything fits before we buy
• Most importantly find great deals/ special discounts on furniture selected.
• coordinating any custom orders or trade-only purchases if needed

Existing Furniture:
1. TV in Living Room
2. TV in One Bedroom
3. A Tredmill in 2nd Bedroom

Acceptance criteria will be simple: the plan must keep each room visually light, open at least one clear pathway 36" wide, and ensure every selected seating element has hidden storage, nesting capability, or another tangible space-saving feature.
